My Community Mortgage

My Community Mortgage (MCM) is a Fannie Mae program that is particularly attractive to first time homebuyers or member seeking a more flexible mortgage. It's available to purchase or refinance a single-family home, condominium, or a 1–2 family home that you live in as your primary residence in Vermont or New Hampshire.

This program could be right for you if:

• you have limited savings or resources for a down payment
• have no evidence of credit history but can show other ways of handling credit well, such as paying rent
• receive rent payments from boarders or income from other sources
• have limited income

This loan program is a 7/1 adjustable rate mortgage. The interest rate is fixed for the first seven years of the loan term and then can adjust annually thereafter by no more than two percentage points with a 5% lifetime cap.
