Additional Information - Home Equity Loans and Lines of Credit

All residential property must be located in Vermont or New Hampshire. Variable rates valid as of Effective Date listed near top of page. Minimum line of credit is $5,000. Maximum line of credit is $100,000 with property tax assessment and $150,000 with appraisal. Other charges may be imposed, including a property appraisal fee of $300-$350; a title update fee of $100-$300; and a late fee of 5% of the payment may be charged for payment more than 30 days late.

Your combined loan to value is your combined mortgage balances, including the entire credit limit of your new Home Equity Line of Credit, divided by the value of your home. If prime minus .25%, combined maximum loan to value is 90% of appraised value of home or property tax assessment. If prime minus .50%, combined maximum loan to value is 80% of appraised value of home or property tax assessment.
 

Additional Information - Mortgages / Seasonal Home Loans / Land and Construction Loans

All residential property must be located in Vermont or New Hampshire. All Rates listed as Annual Percentage Rate. APRs are based on a LTV of 80%. If LTV exceeds 80%, private mortgage insurance may be required and APRs will be higher. Maximum LTVs shown are for purchases only.

A Loan Level Price Adjustment (LLPA) may be charged on fixed rate loans based upon your credit score and/or Combined Loan to Value (CLTV).

For Adjustable Rate Mortgages, the Interest Rate Index on Adjustable Rate Mortgages is the weekly average on U.S. Treasury Securities adjusted to a constant maturity of one year as made available by the Federal Reserve Bank and published in the Wall Street Journal. The margin on one year adjustable rate mortgages is 2.75%. The margin on 3/1, 5/1, 7/1 adjustable rate mortgages, and the 5/1 adjustable rate Jumbo Mortgage, is 2.875%. The margin on the 7/1 adjustable rate My Community Mortgage is 2.25%.

For Lot Loans, the margin on the 3/1 adjustable rate mortgage is 4.00%.

For Construction Loans, the term stated is used solely to determine periodic payments.
